I want an apartment to however I am nor working at his time so I am living at home. When I can afford it I will move out and I will probably take my mother or aunt or someone with renting experience with me.

I've rented many apartments in my time. Advice, some of which may be repeated: *Always pay check or money order. Even if they allow cash, don't. *Sign a lease *Ask if there are discounts for longer signed leases. I lived in one place where you got a discount on your monthly rent, the longer the lease was signed for. *Ask for an itemized list of what can be taken out of your security deposit and how much each cost. Out of all the apartments I lived in, only ONE, did this and I thought it was great. The list clearly said that if I did not produce a reciept saying that I had the carpets cleaned - they would charge me $225.00! Drip pans in the oven cost about $2.50ea - they charged $7.00 for everyone they replaced. *Make sure you KNOW what is included in your rent, and what you have to pay yourself. *If they pay for your electricity, do NOT use it as an excuse to leave the lights on - when their bill goes up, so will yours. *Don't go looking alone, someone with you may remember to ask questions you might forget. *What is their late rent policy and is it LEGAL? * Each state has different rules, PRINT out your renter rights! For example, in the state of Alaska the landlord has 30 days to get your security deposit, or reciepts for items they had to replace, back to you after you leave. If they do not do it in 30 days, they are required UNDER LAW, to refund you DOUBLE your security deposit. *Above all - READ your lease! 99% of headaches would be prevented if people would just read their lease.

I would add to those.... these! * Make a list of the things you must have (for me, central heat and A/C), the things you want but can do without (for me, walk-in closet), and the cannot-stand/no deal items (at the time 1BR or studio were options that were "out" for me). * Take the list with you when you look. And pay close attention! (For example, I didn't pay close attention to the fact that there were no washer/dryer hookups in my unit. The W/Ds are in the basement of my building, so it's not to difficult to go... but there's a convenience factor in having one's own laundry facilities in one's own home.) * Before you sign the lease, take photos of any blemishes on the wall or "damage" already done to the apartment. That way you won't be responsible for those if you ever move out. * Ask for a copy of your signed lease. Keep it where you can find it. * Get renter's insurance. (Some complexes make this a requirement. And different states/countries may have different laws about it.)

It would have been careless of me NOT to get it! When getting renters insurance be sure to know what type of damage it covers. Get this - my apartment had a sprinkler system, so I got a discount on my insurance. BUT, my policy did not come with flood damage, so if the sprinkler went off and my items were destroyed by water, no coverage. I had to pay an additional $4.00 a month for flood coverage. The discount was still more than the additional I had to pay, so that was good. The ONLY reason I knew to ask about this is because I had heard somewhere that most renter policies do not cover flood damage. Research is our friend!

I require my tenants to sign a waver and hold harmless clause if they chose to not buy renters insurance. It's a smart purchase, even if in an detached single family home. I can't tell you how many times I've seen tenants being left with nothing because of leaving a hot grill too close to the plastic (vinyl) house.
